Each home and situation is different and may require more or less than listed below.

Generally, if I am working for you to sell your home, here’s a brief overview of what I provide: 

  • Meet with you to discuss your goals, timelines, and see your home 
  • Provide you with a guide to selling your home, full of useful tips 
  • Present you with comparable homes and their selling price, along with a price recommendation for your home (Comparative Market Analysis) and Seller’s Net Sheet so you’ll know roughly your bottom line 

  • Work with you to get all of the necessary documents prepared and signed (this varies by home, but typically includes the listing agreement, seller’s disclosure, plus other documents related to HOAs, Condos, etc.) 

  • Order professional photography, including drone footage where appropriate (no additional cost to you)

  • Prepare and distribute marketing materials including flyers, signs, brochures specifically about your home 

  • Create extensive web presence for your home, including listing on the Multiple Listing Service, the Keller Williams Listing Service, 950+ other websites PLUS a dedicated web page on my site for your home 

  • Generate online advertising through Facebook, Instagram and Google Ads. I am the ONLY REALTOR® in Sarasota or Manatee Counties who is a Google Certified Partner (I can get your home noticed online) 

  • Schedule and hold an Open House in coordination with your schedule (typically on a Saturday and/or Sunday afternoon) 

  • Contact buyers and other REALTORS® personally who may be interested in buying your home  

  • Present your home at MLS Express, a REALTOR®-exclusive tour to ensure other REALTORS® in Sarasota and Manatee Counties are knowledgeable about your home and see it in person (with your permission of course) 

  • Track and report to you all online, in-person and in-print activity on your home (so you’ll know how many people are looking at your house online, in person, and/or receiving printed information directly)

  • Manage all showing requests and follow up 

  • Negotiate offers in coordination with you and on your behalf. You will ALWAYS know the details of each offer received in a timely manner 

  • Provide expertise to ensure any counteroffers are solid and protect your best interests 

  • Expert guidance on all steps from signed contract to close, including negotiating repairs, scheduling inspections, managing any issues that may arise

  • Ensure you have closing documents ahead of the closing

  • Attend the closing with you

  • Follow up to see if there is anything else I can do for you!
